There have been numerous research reports, indeed books, looking at evidence for property cycles. Unfortunately, like Spurs winning the cup with a ‘1’ in the year, none concluded that you can set your watch by the property cycle. If you do believe that Market Rents mean-revert in some markets, say offices, then these markets are less risky than traditional risk analysis would dictate. This has implications for portfolio construction.
