IPF WEBINAR: TURNOVER LEASES: THE DIFFERENCE AND INTERACTION BETWEEN VALUE AND WORTH. PART 1 – THE ISSUES, DRIVERS AND CHALLENGES: A SURVEY OF CURRENT PRACTICE
The move towards turnover-based leases has been widely reported, though with little accompanying analysis of the variation in their terms or the motivation behind their use.
Drawing on a survey of leading valuers, investors and retail agents, this webinar will discuss whether turnover-based leases are a short-term market adaption in difficult economic circumstances or a growing trend that will become a more common feature in the UK market. It will explore whether current valuation models have been able to adapt to turnover-based leases or whether a different model needs to evolve and the implications for the calculation and interpretation of published yields and rent series
